Whether you are entering into a new lease, renewing an old lease or assuming a lease as a result of a practice purchase it pays to get professional advice. Typically landlords fall into one of two groups, the big conglomerate or the solo landlord and they each bring their own challenges. The big property management firm will have two inches of boiler plate written in a manner which is usually unintelligible to the normal person – lots of places to hide tenant traps. The unsophisticated solo landlord will probably have four pages of “homebrew” equally dangerous to you.
If you are starting from scratch use a professional who can keep you out of the traps and away from the “homebrew”. If you are assuming someone else’s lease make sure that you know what you are getting yourself into.
